The Regulatory Reform (Fire Safety) Order 2005 makes a named responsible person accountable for fire safety in almost every non-domestic building in England. In practice that is the employer, the landlord or the managing agent.
The duties are specific. A suitable fire risk assessment. Detection and alarm that work. Emergency lighting that comes on when the mains fails. Maintenance records you can produce when someone asks for them. None of it is complicated, but it has to be done on time and evidenced.

Nobody can price a fire alarm contract from a website form alone, and any firm that pretends otherwise is guessing. What we can do is tell you exactly what moves the figure, so you know what you are being asked about before the call.
Four things set the price: how many devices are on the system, how many premises, how often you need it inspected, and whether emergency lighting, extinguishers and the risk assessment sit in the same contract. What pushes the price up
- Device count. A 40-device system and a 400-device system are different jobs.
- Inspection frequency. Quarterly costs more than six-monthly, and some premises need it.
- Access. Roof voids, plant rooms, tenanted flats and out-of-hours-only access add time.
- Condition. A neglected system needs remedials before a service certificate means anything.

How much does a fire alarm maintenance contract cost?
Price is set by four things: the number of devices on the system, the number of premises, how often you need the system inspected, and whether emergency lighting, extinguishers and a fire risk assessment sit in the same contract.
A single small office on six-monthly servicing is the cheapest end. A care home on quarterly inspection with an L1 system is the dearest. We give you the figure before we leave the survey, or within one working day if the system needs a fuller look first.
How quickly can you attend if I have a fire officer deadline?
We survey within five working days across Greater Manchester, sooner where a deadline is close. Tell us the date on the letter when you enquire and we work backwards from it.
If something is failing right now, the emergency line is answered by a person around the clock, every day of the year.
How often does a commercial fire alarm need servicing?
BS 5839-1 recommends inspection and servicing at intervals not exceeding six months for most commercial systems, which usually means two visits a year. Larger or higher-risk premises are commonly on a quarterly cycle.
Separately, the responsible person should test a manual call point weekly and record it in the logbook. We set that up with you at the first visit.
Can one contractor really cover both fire and security?
Yes. Fire alarms, cameras and door controllers are electrical systems, often on the same walls and in the same containment. We service fire detection, emergency lighting and extinguishers alongside CCTV to BS EN 62676, door entry, and access control to BS EN 60839, including the fire-to-door-release interface under BS 7273-4 that gets missed most often.
One exception, stated up front: monitored intruder alarms requiring NSI or SSAIB certification sit outside our scope. We will tell you that rather than take the work.
What paperwork do I get after a service visit?
A test and inspection certificate for the system, logbook entries for the visit, a list of any defects found with a price to fix each one, and the date of the next visit.
It is issued on the day and filed in your client portal, so you can send it to an insurer, freeholder or fire officer without going through us first.
We already have a contract. Can you take it over?
Usually, yes. Check your notice period first, because most contracts auto-renew and some need three months' notice. Send us the current schedule and last certificate and we will tell you what you are actually paying for and where the gaps are.
If your existing contract is genuinely good value, we will say so. It saves us both a wasted survey.
